Brief example

With $2,400 rent and $1,900 of estimated monthly costs, cash flow is $500 per month. That is $6,000 per year. If the cash invested is $60,000, the cash-on-cash return is $6,000 ÷ $60,000 = 10%.

Change the price, loan rate, rent, or reserves and the result changes. That is why a range of scenarios is more useful than one exact-looking number.
